Officials with Conroe-based eatery Burger Fresh are planning a Q4 opening for their new location in Humble this year.

According to an Aug. 26 news release, officials from commercial real estate firm MHW Real Estate brokered a 10-year lease for the new location.

Burger Fresh owner James Canada said the new restaurant will serve as Burger Fresh’s flagship location.

“We’re excited to establish a flagship location in this thriving area and to start serving old-fashioned burgers along with the myriad of menu items we now offer in Conroe,” Canada said in the news release.

MHW Real Estate associate Oscar Martinez said he was excited to help restaurant ownership secure the new location.

Financial Institution Sets Sights on Montgomery County

CONROE, TX, June 9, 2022 – It’s no secret the economy and demographics of Montgomery County offer entrepreneurs favorable opportunities to succeed but finding a suitable location from which to launch a viable business can be a challenge.

That was the challenge for a financial institution serving east Texas with a variety of banking and financial locations. The company worked with commercial realtor MHW Brokerage Services to identify a suitable location in order to launch their initial expansion into Montgomery County.

“Finding the right size property in the right location at the right price was a challenge in Conroe’s competitive market,” said Ron Brown, a veteran commercial real estate associate with MHW Brokerage Services. “Our solution was to acquire a bigger property and create a mixed-use site anchored by the financial institution and bring in other tenants or sell off the remainder of this great site.”

As much as 1.5 acres of the 8.5-acre site, which is located at the intersection of Texas Hwy. 105 and FM 3083, will be developed by the financial institution for their operation, said Brown. Remaining space or land will be made available to other clients seeking opportunity in Montgomery County.

Oak Ridge North’s Robinson Plaza project set to triple in size

Conroe, TX, March 22, 2022 – With pre-construction leasing already at 75 percent of initial capacity, officials behind an innovative new retail and commerce complex have confirmed plans to triple the size of the overall project.

Construction on the first phase of Robinson Plaza, a 9,625-sq.ft. retail and business center located at the intersection of Robinson and Hanna Roads in Oak Ridge North, is nearing completion. Officials with developer MHW Real Estate have announced the expansion of the project to include two additional buildings of the same size – bringing the total available commercial space to nearly 30,000-sq.ft.

“Interest from the retail business community and service industry professionals has exceeded our initial expectations,” said Reese Brown, project manager for MHW Real Estate. “We anticipate releasing space for build-out to clients and breaking ground on the two new buildings by late summer.”

In addition to favorable economic conditions in The Woodlands area, Brown credits interest in the $4.5 million project to a favorable location and highly flexible design characteristics that include high ceilings and rollup, overhead doors in the rear for easy and convenient access.

“The site has good exposure and high traffic counts,” noted Brown. “This will only improve with completion of Oak Ridge North’s Robinson Road project.”

That project will realign the current dogleg Robinson Road into an unimpeded four-lane highway. This realignment will improve traffic and accessibility in the area, according to Jordan Buras, director of economic development for the city of Oak Ridge North.

“We are very excited to be working with MHW on this project,” she said. “New economic growth and improved traffic mobility will be a benefit to all concerned.”

While most space in Phase one of Robinson Plaza is under contract, officials with MHW say leasing for Phase II is underway. Domino’s Pizza, Snobz Salon and La Michoacana Ice Cream are among clients who have confirmed participation in phase one of the project.

“The design of Robinson Plaza is well suited to retail operations, service industry businesses and light manufacturing,” said Brown. “We are looking to anchor the site with a good quality casual restaurant with outdoor dining (pet friendly), to ensure a good mix of retail, commercial and service industry businesses.”

A master-planned community is a large-scale residential neighborhood with a large number of recreational and commercial amenities, such as golf courses, tennis courts, lakes, parks, playgrounds, swimming pools, and even stores and restaurants. Some master-planned communities may have schools, office parks, large shopping centers and other businesses.

Why Invest in a Master-Planned Community?

A master-planned community is a unique type of real estate business model with some pretty appealing advantages for long-term investors.

In a nutshell, MPCs are designed to create a cycle of value creation. And while there is certainly some variation among communities, the general idea looks something like this:

• The MPC’s developer acquires thousands of acres of empty, but usable, land.
• The developer initially sells a small portion of the land to homebuilders, who create residential neighborhoods.
• These neighborhoods create demand for commercial properties. For example, a convenience store or car wash could do quite well if it’s the only business of its kind that is close to a new neighborhood. So, the developer either builds these properties itself or sells land to commercial developers.
• The existence of these amenities makes the remaining land more valuable, so the MPC developer sells some more of the land to homebuilders at the now-higher valuation.
• This cycle repeats, and as the population grows, so does demand for increasingly valuable amenities. Some larger MPCs have office towers, sports arenas, and large shopping districts. It can take several decades for an MPC to be fully built out.

Here’s the key point. With full control of the land in essentially a small city, the MPC developer has better control of supply and demand in the area, which is a key advantage when trying to unlock the value of buildable land. In other words, when a homebuilder decides to develop a new neighborhood in an area, they don’t have any control over the development of commercial properties or other competing neighborhoods in the vicinity. An MPC developer does and can use this control to produce excellent returns over time.

MHW Development announces completion of 3 industrial warehouses

Sellers: project completed “on time and under budget”

Conroe, July 8, 2020 – MHW Development and Construction has recently completed work on three new industrial warehouses near Interstate 45 and Airtex in the north Houston area at 14613 Blue Ash Drive.

MHW was the general contractor for the project, named Blue Ash Business Park, which involved construction of three new warehouses with a total available square footage of 23,592. The three units are available for lease and are being offered by Lee & Associates on Costar and Loopnet.

Jon Sellers, one of MHW’s principals, said the project was “completed on time and under budget” and anticipates the space will be filled quickly. The project took about five months to complete.

“We already have two prospects for the buildings. Houston has a ton of small builder market buildings. They generally go pretty quick on the north side of Houston. When we put them up

they don’t stick around very long.”

The warehouses are ideal for newer businesses that are getting started and need space to grow, Sellers said. Two warehouses have 7,564 square foot each, and the third has 8,464 square feet. MHW worked with an architect to incorporate unique design features in the project to set it apart. It’s not just a plain jane project; MHW likes to create architectural appeal with the project. That’s the kind of added value we like to bring to our projects. We are a full-service development company.”

MHW Development focuses on retail, industrial projects and medical buildings, Sellers said. “We’ve done three or four industrial projects on the north side in the last year.
